Annual patterns for October application numbers change for the first time since 2016

by on November 16, 2021

Typically, we would expect to see a rise in the number of applications submitted in October when compared to September, however, this year continues to surprise us. It’s the first October since 2016 that we’ve seen application numbers drop below those received in the previous month, rather than increase.

    • 55,567 planning applications were submitted to Local Planning Authorities in England and Wales during October 2021
    • This is 6% lower than last October’s figures of 58,963 and a drop of 1% on the previous month of September 2021.
    • We’ve seen a 4% reduction in Householder and Associated Consents compared to October 2020.

This month’s features

A market view of permitted development

This month we have a contribution from Lambert Smith Hampton (LSH), an organisation who have been at the forefront of the property management and consultancy industry for the past 30 years. As many are aware, new Permitted Development (PD) rights were announced last year, but whilst there has been lots of discussion about the potential impact of this, LSH review what is actually happening in the market.

Also included:

This month’s issue also includes analysis on the regional breakdown of application submissions, a national overview from the last five years and an in-depth dive into applications by type and application fees.

A correction in the market is long overdue and despite artificial stimulation, the “bust” is just around the corner.
The big players already have large land banks and do not need to continue to chase land prices, which are (it could be posited) already too high.
