Prior Approval for New Dwellinghouses update

Based on the amendment to permitted development rights that came into force on 30 December 2020, we have updated the following two forms to include the additional question and supporting document requirement in regard to the fire safety of the existing building’s external wall construction (where the existing building is 18 metres or more in height).

Application for prior approval of a proposed:

  • New dwellinghouses on detached blocks of flats
  • New dwellinghouses on detached buildings in commercial or mixed use

Updates to the Common Projects advice pages on the Planning Portal website

Several legislative updates were made regarding permitted development in August and September 2020. We have amended the advice accordingly within each of the Common Projects on our website that were affected by this legislation change.

In addition, we have included a further resource to the Common Projects section: Additional Storeys. The advice featured here details when extending a house upwards is considered permitted development, when a planning application to the LPA must be made, and aspects of Building Regulations that may need to be considered for this type of project.
