April’s Market Insight Report is now available

Welcome to April’s issue of the Planning Portal Market Insight Report, where we report on the latest figures for applications submitted online via the Planning Portal. 

There was a total of 48,094 applications submitted through the Planning Portal in April 2024. This is 2% higher than the total number of applications that were submitted in April 2023. showing a gradual decline, less severe than the trend in recent years.

Updates to agricultural permitted development rights and prior approval applications

Government’s latest broadening of permitted development rights on 21 May 2024 focused on agricultural buildings. This includes both the construction and extension of buildings for agricultural use, as well as changing from agriculture to dwellings or commercial use.

Details of the legislative updates are covered in a separate news story. This article focuses on the changes to the online application system that will account for them.

Welcome to March’s issue of the Planning Portal Market Insight Report, where we report on the latest figures for planning applications submitted online via the Planning Portal. 

There were a total of 67,103 applications submitted through the Planning Portal in March 2024. This is 11% higher than the total number of applications that were submitted in March 2023. This shows a good recovery for the first quarter of 2024.

Small sites no longer exempt from Biodiversity Net Gain regulations 

Biodiversity Net Gain (BNG) regulations, which came into force in February of this year, mean that planning applicants must prove their proposals will enhance biodiversity, rather than merely mitigating any negative impacts associated with their projects. 

As of 2 April, the exemption that had previously allowed ‘small site’ applications to bypass BNG requirements has been lifted.
